Internal Sales Consultant – Medium Density

The internal sales consultant is responsible for meeting targets, providing information to the Development Team and RPM and at all times maintaining the highest level of professionalism and representation of the Developer and Builder.

The role requires a motivated individual to promote and sell Medium Density / House and Land packages across a number of Estates in each Region of Melbourne.

Position and Duties

  • Manage new enquiry and existing enquiry (on the database) to effect a sale now or in the future. Provide feedback on communications that are sent to the database
  • Ensure the sales process is efficient and thorough – from meet and greet, qualifying, presenting, product inspection, closing, deposit and execution of land and build contracts
  • Execute contract of sales in a timely fashion, ensuring balance of deposits are paid
  • Ensure purchaser has been qualified by finance broker and ensure formal finance approval has been provided 3 months in advance of site start
  • Negotiate with potential purchasers and present offers to the Sales Director / Sales Manager
  • Develop and maintain strong business relationships with the Building Companies providing packages and promote via print, media and online
  • Ensure all leads, potentials and purchasers details are entered and updated in CRM system
  • Assist the Sales Manager providing advice and recommendations to the developer regarding marketing, sales and product mix strategies to achieve sales targets and maximise price growth
  • Liaise with the Sales Director – Medium Density Division to promote land and house and land packages via the investment marketing groups
  • Develop and implement sales strategies to promote house and land packages directly to investors and owner occupiers
  • Provide the following duties – Monthly Sales & Stock Competition Reports in each estate/corridor. Weekly Sales Reports for each estate. Monthly Activity Reports in each estate
  • Monthly sales budgets will be set for each project and set in conjunction with other key performance indicators.

This position will sit within our Research division which comprises of a dedicated team of economists and researchers. The Research function is pivotal to the success of our business providing invaluable data, analysis and market intelligence to support internal teams and clients.

The Opportunity:

This is a highly diverse and challenging role for a candidate who holds a property/economics or commerce degree (or in a related field) along with at least 2 years in the workplace. You will be a part of a small team of economists and researchers and look after the research for the highly competitive and active infill market (medium and high density focus).

Duties & Responsibilities:

  • Research and data collection, interpretation and analysis of apartment and townhouses activity in the inner and middle rings of Melbourne
  • Develop and maintain the divisions database
  • On the ground research (visit active developments along with in planning developments)
  • Report/submission writing
  • Monitoring apartment and townhouse market activity
  • Research external publications
  • Identifying trends in the residential housing market
  • Contribute to marketing submissions
  • Present research in developer meetings

About you:

  • Holds an Economics/Property/Commerce degree (or a related field)
  • At least 2 years work experience within the industry
  • Advanced Excel skills and the ability to analyse large volumes of data
  • Highly developed research skills
  • Demonstrable written and verbal communication skills
  • Able to work with initiative and independence
  • Excellent analysis/problem solving skills
  • Strong time management and multi-tasking skills
  • Ability to split time between on the ground research and in office work
  • Knowledge of apartment/townhouse market
  • Holds a current driver’s license
