The first routine inspection will be conducted in the first 3 months with subsequent inspections carried out every 6 months thereafter. Routine inspections are necessary to ensure the property is maintained to a consistently high standard and that any repairs or maintenance may be inspected and appropriate action taken.
Our property managers provide tenants with a guide on what will be inspected prior to the inspection taking place to help them prepare. We will also advise tenants of the date and time of when we will be calling in to conduct the inspection.
Yes, you are welcome to attend the inspection, but we usually find our landlords prefer to receive a comprehensive report post inspection.
Yes. We will provide you with a comprehensive report (including photos) updating you on the current condition of your property.
The report will also outline any maintenance items that require attention including photos of any damage or maintenance required.
You will need to approve any maintenance prior to us coordinating repairs.
Yes. It is recommended by Consumer Affairs and VCAT that the landlord checks the working order and compliance of all smoke detectors within the property annually. We use and recommend an external provider who can provide this service for you (and importantly, accept all legal liability should something go wrong).
